A Buss Marketing Case Study
Our case studies highlight our successes which are a by-product of experience, vision and hard work.
We hope these studies will generate a better understanding of what we do and why we do it.
Buss Marketing will only undertake developments where we feel we can add value and contribute to a Developers greater profit. We are passionate about what we do. We can only commit our team’s efforts and dedication when we feel we can have a positive effect.
The word “Passion” is thrown around a lot, but it takes an outstanding amount of time and dedication to be successful in a highly competitive industry. Our team, contributors, family and friends all share this trait for the development industry and its future.
We hope that Developers searching for the best consultants, the best creative campaigns and the best sales teams will employ our services to increase their prosperity and that of our economy.
Critical Path Analysis
At Buss Marketing, we define our success in terms of our clients’ success.
We strive to understand their needs, exceed their expectations, earn and keep their enthusiasm for our services and the results they obtain.
Research & Consulting
Our initial meetings are all about listening; listening and learning about our clients goals and objectives.
Prior to commencement of the development process, it is imperative that proper research is performed to identify the advantages and disadvantages. Once completed, we combine our research, vision and experience with our clients goals and objectives to determine the best overall strategy.
By using the Buss Marketing “Critical Path Analysis” we clearly define the exact strategy necessary to establish the most feasible and profitable approach. In addition to reviewing the overall marketability of the project, our group will ensure that the final product reflects the needs and desires of buyers in the targeted market niches.
Product Design
Buss Marketing puts a high priority on design by bringing the buyer to the boardroom. With years of experience and feedback from thousands of buyers Buss Marketing is well positioned to represent the buyer’s interest both on current and future trends. Buss Marketing will work with the Developer/Architect design team to ensure the ideas chosen are saleable to the buying public.
Marketing
Because today’s purchasers are sophisticated, the Developer must be mindful as to how product is showcased.
Just as people are unique, so is real estate. We understand that when a product is properly positioned it will be easier to sell and command a higher price. From concept to production, our marketing team delivers project specific marketing materials designed to catch attention and stimulate interest.
Whether it’s online, in print or in person our marketing materials are designed to make buyers feel comfortable, confident and inspired to move forward with their purchase.
Sales Management
We understand that a company is only as good as its people. When it comes to hiring and training sales staff for a particular real estate development, Buss marketing makes no exceptions in selecting only the right sales staff. Our people are experienced, capable and committed to delivering results. By using a proven management and training system, Buss Marketing ensures that the sales process is as efficient and effective as possible.
Here are a few examples of how we add value and measure our success
Pointe Of View
With challenge there is opportunity. In late 2008, Buss Marketing began researching new marketing strategies that would benefit clients who were trying to sell inventory in a stagnant market. We knew the US real estate market was in severe turmoil and began our research to see what and more importantly how they were coping. Buss Marketing found one tool that was working very well in the US; “Auction Marketing” at which Kennedy Wilson, the largest real estate auction company in the world, was the best and most experienced. Real estate auctions are an untapped resource in Canada, and in February 2009 Buss Marketing acquired the rights to bring Kennedy Wilson Auction Group to Canada. Kennedy Wilson has over 30 years of real estate auction experience and a verifiable track record of auction successes. They offer the Developers an opportunity to sell a significant number of units, at a reasonable cost, during a one day event. Pointe of View took advantage of the skill set Kennedy Wilson offered to auction 40 properties at Lake Windermere Resort in the fall of 2009. In an economy where resort sales were at a stand still Kennedy Wilson was able to sell all offered units in one day. Bringing new ideas to the table can make the difference between success and failure.
Three Sisters, Canmore
In 2007 Three Sisters Mountain Village approached Buss Marketing asking for help in putting together a team to develop an outstanding site on Stewart Creek Golf Course. They wanted something different, something cutting edge that would fit the surrounding majesty of the Rocky Mountains. Buss Marketing assembled the team, researched the market, provided the vision for the development, assisted in the design and created the marketing campaign. In the end, Buss Marketing was responsible for the design of a $75,000,000 high end executive resort retreat.
Copperstone Resort
In 2003, Timber Creek Properties was seeking help to sell 38 duplex styled cottages in Deadmans Flats. The original design had surface parking, minimal landscaping and no amenities. All this in the heart of the Rocky Mountains along side the Bow River.
With Buss Marketing’s vision and belief in the location, 38 duplex styled cottages morphed into a 220 unit world-class destination resort with heated underground parking and a one acre courtyard complete with streams, pools, hot tubs and climbing wall. Included with the resort is a fully operational and profitable hotel component.
Since opening phase one in 2008 the project has been a complete success and very popular with both owners and tourists.
The Princeton
The Princeton in Eau Claire is Calgary’s most prestigious condominium development. In 2000, the Denver based Pauls Group contracted with Buss Marketing to consult on the land acquisition, conduct market research studies and participate with Gibbs Gage Architects to design the first 3 buildings. With the design fine tuned to match buyer preferences Buss Marketing sold out the first 3 buildings in record time; ahead of budget and schedule.

Now That You Know
Now that you know what Buss Marketing can do for you; here are the 3 areas we will provide accurate written quotes for service on.
We hope that by now you have a good understanding of Buss Marketing’s services, history and integrity. The next step is yours.
The Cost of Consulting
#1 – Market Analysis
#2 – Project Design
#3 – Marketability Review
Because we have been a part of the Calgary development community for over 18 years, we have extensive experience in determining which components will constitute success.
When a Developer contracts our services we bring that experience to the table and combine it with current market conditions to provide a vision for the future. The value of our consulting services will be negotiated as a flat fee based on the scope of the development.
The Cost of Marketing
#4 – Conceptual Design
#5 – Creative Marketing
#6 – Advertising Management
The second phase of our work is design and development of a marketing plan. There are many marketing tools available, all of which are outlined in our marketing proposal. Not all are necessarily needed on each development; we will provide a quote for our services and a budget for the development as soon as it can be determined which of the resources will best contribute to the success of a particular development.
The Cost of Sales
#7 – Training & Preparation
#8 – Project Launch
#9 – Management & Admin.
The final phase of any development is the selling of units. To best accomplish this goal all potential sales options need to be evaluated. Once the scope of the development is understood and the sales option chosen Buss Marketing will proved a reliable written estimate of costs.
